Formula Used in the BBMP Property Tax Calculator (as per the official notification)

The calculator uses the Unit Area Value (UAV) method as prescribed by BBMP property tax calculation method and applicable for Residential, Commercial and Vacant land types. The process and formula to calculate BBMP property tax payment are as follows:

1. Unit Area Value (UAV): Based on property type (residential/non-residential/vacant land), occupancy (self/rented), and zone (A-F), a monthly rate per sq.ft is selected.

2. Gross Annual Value (GAV): Area (sq.ft) * UAV (Rs./sq.ft/month) * 10

The “10” represents 10 months, as per BBMP rules (2 months are considered as vacancy allowance).

3. Depreciation: For built-up properties (not vacant land), 3% depreciation is allowed:

  • Depreciation = GAV *0.03
  • Net Annual Value (NAV) = GAV − Depreciation
  • For vacant land, depreciation is not applied.

4. Property Tax (Base Tax):

  • For residential (self-occupied/rented): 20% of NAV
  • For non-residential: 25% of NAV

Base Tax = NAV * Tax Rate

5. Cess: 24% of base tax

Cess = Base Tax * 0.24

6. Early Payment Rebate:

  • If paid within the rebate period, a 5% rebate is applied on base tax + cess.

7. Final Tax Payable: Total Tax = (Base Tax + Cess) * 0.95 (if rebate applies) or Total Tax = Base Tax + Cess
